the final phase was set for the end of March although the project was completed and handed over a week early.
The first phase included a complete strip out of the existing warehouse and office areas including asbestos removal, demolition of full-height partitions in the warehouse and the removal of all existing services. The 5000m2 roof was stripped of its exiting coverings, over-decked with ply and a new felt roof covering system was installed including
insulation. Openings were created for the installation of new, full-height roller shutter and rapid rise doors and previously over-clad windows were exposed and replaced with new frames to the ground and first floor offices. Extensive repairs were completed to the warehouse floor prior to new partitions being built to create new goods received areas, wet and drying rooms, equipment demonstration rooms, new office areas and a large meeting room.
The challenges of the programme required the mechanical and electrical design to be developed during the project with weekly design team meetings being held on site. This included the co-ordination of several significant packages including the fit out of the Comms Room and data points and the installation of the fire-alarm, CCTV, security and door entry systems. Works to the existing office accommodation included the complete fit-out of the plant room, a new Comms Room, tea points and welfare areas, new toilets, a shower room, new partitions, doors, ceilings and floor finishes and decorations throughout. Works were also completed to external areas including extensive repairs to the car park and goods inward areas, drainage repairs and the installation of new bollards and fencing.
